Although you're moving out and could care less about making anything look better in your home, think about the buyers' point of view. Small concerns for them could cost you the sale of your home. Not only that, they may ask for it to be fixed before there is a decision to close on the house. Well there are plenty of areas in your home that have become an annoyance for you and these areas can vary from person to person. One of the biggest issues most people have in their homes is bathroom space. Small bathrooms cause a lot of commotion, and will be a huge turn off for buyers. Keep this in mind; the goal of selling your house will depend on the first impression of the future buyers. Rather than letting one small bathroom scare away from multiple offers and just being left with one, make it appear bigger and be happier with your ultimate goal.
Small bathrooms could potentially have major design flaws and appear unfixable, but there are some options availed for working with the space you have and using products that will fit the space better and appear bigger than it is. The first question is what your budget is for this project. Having a set amount will determine how much digging for deals you are willing to do. The next question is, if you're willing to learn to do it yourself or hire out. After you have figured out those answers, it is time to move onto the options.
Option number one is, replacing the vanity for a pedestal sink. This option gives the bathroom more floor space and removes the feeling of being crowded. Pedestal sinks are available in a verity of styles and sizes can be added as a selling feature when listing your home.
Option numbers two, replace or cover the flooring. This can either be very easy or difficult depending on the material selected for the redesign. Either way the idea is to use a material that takes up a large amount of space per piece. For example if you're current bathroom has 1' x 1' tiles for flooring look into using 2' x 2' instead. Laminate planks are also available to use as well. Laminate has the ability to float right over the current flooring and has a faster completion time if you're doing this yourself.
Option number three, color choices. Using dark colors can make any space appear small. This is because of the reflection of light being absorbed from the darker colors. Using a light color will brighten up the space and appear larger.
Option number four, buy a smaller toilet. This is almost like the vanity except, the plumbing isn't as easy. Toilets, like everything else has gone through some changes, find a smaller tank and this will allow for more space in the restroom.
Lastly all of these options combined will make a killer bathroom, and buyers will become intrigued from the new design instead of turned off because of the size. Make sure this is mentioned in the selling ad.
